7 Stars: What does it mean for me?
Earlier this year, Design Matters National invited our Director, Shae, to participate as a panelist at events in Melbourne and Bendigo entitled “Designing for 7 Stars”. These talks were in response to the updated version of the National Construction Code, due to come into effect May next year, that stipulates all new homes will be required to reach a minimum 7 Star energy rating.
What does this mean for me and my new home?
Good question. If you’re looking to renovate or build, starting May next year, your new home will require a 7 Star energy rating (up from the previous 6 Star requirement) as assessed by an accredited energy rater.
What is a 7 Star energy rating?
The star system is in reference to the Nationwide House Energy Rating Scheme (NatHERS) which is a tool used to assess the energy efficiency of housing. The higher the star rating, the more efficient the home, up to a maximum of 10 Stars
How is 7 Stars measured?
The NatHERS tool attempts to predict how much energy a building will use in its operation. It puts a heavy emphasis on heating and cooling loads as these are typically the largest consumers of energy within a home. As such, NatHERS considers the proportion of windows a home has, which way those windows are facing, how those windows are shaded, the level of insulation in the walls, roof and floor as well as the volume of space that requires conditioning. The best way to achieve the 7 Star rating is to have the requirements front of mind throughout the design process so the performance strategies are thoroughly integrated within the design.
Is 7 Stars good enough?
The NatHERS rating system is a useful tool but by necessity it can be a ‘blunt tool’. Given all the different locations, housing typologies and project types, this one-size fits all tool can sometimes overlook some key considerations on building performance. So whilst the increase to 7 Stars is a great step in the right direction, it's important to understand the specific ways your home can perform to its full potential without necessarily having to rely on the highest specification building components just to meet the rating.
How can I achieve 7 Stars?
The best path forward is to work with experienced professionals and consultants, like us. We can help you achieve 7 Stars and beyond, assisting to balance site restrictions, your specific lifestyle, and your aspirations for your new home. We understand the assumptions the software makes, the pros and cons of particular design interventions, potential alternative approaches to meeting and exceeding the building regulations, and the benefits of traditional passive solar design and the option of applying Passive House standards. Let us understand your needs and help you navigate the possibilities!
